Quick answer

Book move-out carpet cleaning after the movers leave and before the final walk-through, so the rooms are empty and the carpet has time to dry. A hot water extraction cleaning removes the traffic lanes, spots and odors that make a landlord think “damage,” while normal wear from living there is not something a New York landlord may take from your deposit. Ask for a pre-move-out inspection, clean, then take dated photos of every room.

Moving is stressful enough without losing part of your security deposit over a carpet. The good news is that most of what makes a rental carpet look bad on move-out day is dirt, not damage, and dirt can come out. This guide walks you through how move-out carpet cleaning on Long Island works, when to book it, and what you can do yourself so the final walk-through goes smoothly.

We are a Baldwin-based carpet cleaning service for Long Island homes, and we clean apartments, rented houses, basement units and condos for both tenants and landlords. The advice below comes from the questions people ask us most in the last busy week before a lease ends.

Why carpet is one of the first things a landlord checks

Walk into an empty apartment and your eye goes straight to the floor. Once the furniture is gone, every path you walked for a year or more shows up at once: the gray lane from the bedroom door to the bathroom, the dark patch in front of the couch, the spot where the dog liked to sleep. Carpet holds the story of how a room was used, and a landlord sees it in the first ten seconds.

Carpet is also one of the more expensive things in a rental to replace. That is why some leases mention carpet cleaning at move-out, and why landlords look closely at it during the final inspection. A clean, fresh-smelling carpet tells them the unit was cared for. A dull, spotted one invites a closer look at everything else.

Empty rooms show more than you expect

Furniture hides a lot. Under the bed and behind the dresser the carpet often looks almost new, which makes the open walkways look even darker by comparison. Dents from heavy furniture legs, crumbs along the baseboards and pet hair in the corners all become visible when the room is empty. Do not judge the carpet until the last box is out.

Smell matters as much as looks

Closed-up apartments trap odors. Cooking smells, pet odor and a musty basement smell are much stronger in an empty unit with the windows shut than they were while you lived there. A landlord who walks in and smells pet urine will start looking for stains, even if the carpet looks fine.

Normal wear and tear or damage? What New York says

This is the question behind almost every deposit dispute. In New York, the rules for most rentals are spelled out in the state Attorney General’s Residential Tenants’ Rights Guide. For units that are not rent stabilized or rent controlled, the guide says the landlord must return the security deposit within 14 days after the tenant moves out. If money is kept for damage, the landlord must give an itemized statement of the damage and its cost. Deductions may cover the reasonable cost of repairs beyond normal wear and tear, not normal wear itself.

The same guide also says a tenant who is planning to move out can ask the landlord to inspect the apartment before the move-out date, and the tenant may be present. At that inspection the landlord should say what needs to be fixed or cleaned. That gives you a clear list and a chance to take care of it before the keys go back.

We are carpet cleaners, not lawyers, so for a real dispute read the guide and get proper advice. In plain carpet terms, the line usually looks like this:

  • Light flattening in walkways after years of use is usually wear.
  • Slight fading near a sunny window is usually wear.
  • Dirt, spots and gray traffic lanes that clean out are a cleaning issue.
  • Burns, large rips, chewed edges and bleach spots are damage.
  • Deep pet urine that has soaked into the pad may be treated as damage.

The point is simple: do not let something that is only dirt be counted as damage. A professional cleaning removes most of that question before anyone writes an itemized list.

Tip from our crew

Read your lease before you book. Some leases ask for a professional cleaning and a receipt. If yours does, keep the receipt with your move-out photos so you can show the work was done and when.

When to schedule move-out carpet cleaning

Timing is the part most people get wrong. Clean too early and the movers, boxes and last-minute cleaning undo the work. Clean too late and the carpet is still damp when the landlord arrives, or there is no open slot left on the calendar.

The ideal order looks like this. First, everything leaves the unit. Second, you dust, wipe the baseboards and clean the kitchen and bathrooms, because dust and drips from that work land on the floor. Third, the carpet gets cleaned. Last, you walk out and do not walk back in with street shoes.

Plan for drying time. With our hot water extraction and air movers, most carpets dry in a matter of hours, but it depends on the carpet, the weather and the airflow in the unit. Our guide on how long carpet takes to dry after professional cleaning explains what speeds it up. On Long Island, a humid August week or a closed-up basement unit in November will dry slower than a breezy spring day with the windows open.

End-of-month rush

Most leases end on the last day of the month, so the final week is when everyone calls at once. Book as soon as you know your move date. If the timing gets tight, our same-day carpet cleaning may still fit, when the schedule allows, but it is easier to plan ahead than to hope for an opening on the 30th.

What professional cleaning can fix, and what it cannot

It helps to have honest expectations before move-out day. Cleaning removes soil, residue and most odors. It does not rebuild fibers that have been cut, burned or worn away. Here is a simple comparison.

ProblemWhat causes itUsually improves with cleaning?Notes
Gray traffic lanesOily soil packed into fibersYes, often a big changeVery old lanes may stay a little lighter or flatter
Food and drink spotsSpills that dried in placeYes, most of themDye stains like red drinks may lighten but not vanish
Pet urine odorUrine in the backing and padOften, with treatmentDeep soaking into the pad can limit results
Furniture dentsCrushed pile under heavy legsOften lift after cleaningOld, deep dents may not fully recover
Burns, rips, bleach spotsPhysical or chemical damageNoThese need repair or patching, not cleaning

If you are not sure which group a spot falls into, take a photo and call us. A short description of the stain and how old it is tells our technician a lot. For spots you notice weeks before moving, our stain removal service can treat them early, while they are still easier to lift.

Move-out mistakes that cost tenants money

When people are rushing, they grab whatever is under the sink. Some of those quick fixes create the very damage that a landlord is allowed to charge for. Watch out for these.

Bleach and strong sprays

Bleach and many bathroom cleaners remove carpet color. A light spot from bleach is permanent and looks like damage, not dirt.

Too much shampoo

Rental machines used with lots of soap leave sticky residue. The carpet looks fine for a day, then attracts dirt and looks worse by the walk-through.

Soaking the floor

Overwetting pushes water into the pad. In a closed apartment it can dry slowly and smell musty, which is the last thing you want on inspection day.

Scrubbing hard

Rubbing a spot with a brush or towel frays the fibers and spreads the stain. Blot gently from the outside in instead.

If you already tried something and the spot looks worse, stop and leave it alone. Every extra home treatment makes the job harder.

How a move-out carpet cleaning visit works

An empty unit is actually the easiest job for a carpet cleaner, because nothing has to be moved and every corner is open. That also means the carpet gets a more complete cleaning than it ever got while you lived there. Here is how our crews handle a typical move-out.

  1. Walk-through and spot checkThe technician looks at every room, notes stains, pet areas and worn spots, and tells you honestly what should come out and what may not. The price is confirmed before work starts.
  2. Dry soil removalLoose dirt, sand, hair and dust are vacuumed first, along the baseboards and in the corners where furniture used to stand.
  3. Pre-treatment and agitationTraffic lanes, spots and pet areas get a pre-treatment that is worked into the fibers to loosen oily soil and residue.
  4. Hot water extractionOur truck-mounted or portable extractor rinses the carpet with hot water and pulls the dirty water straight back out.
  5. Clean-water rinse and dryingA clean-water rinse leaves no sticky film, and air movers help the carpet dry faster so it is ready for the walk-through.

In apartment buildings, the hoses may need to run through a hallway or up a stairwell. If your building has rules about service hours, elevators or where vans can park, tell us when you book. In larger buildings a portable extractor is sometimes the better choice, and our crew will plan for that.

We use eco-friendly, non-toxic products that are safe for kids and pets. That matters for the next family moving in, and it matters for you if you are still in the unit with children or pets on the last day.

Pet accidents and odors at move-out

Pets are the most common reason tenants worry about the carpet. Even a well-trained dog or cat has the occasional accident, and a puppy in a first apartment can leave many more spots than you remember. The trouble is that urine does not stay on top. It soaks through the fibers into the backing and pad, where it keeps giving off odor long after the surface looks clean.

Start by finding the spots. Walk the empty rooms with the lights off and a small UV flashlight if you have one, or simply get down low and use your nose near the walls and corners. Mark each spot with a piece of painter’s tape so the technician can treat every one.

Our pet stain removal treats those areas with an odor treatment before extraction, so the cleaning goes after the source and not just the surface. For fresh accidents before move-out day, our guide on what to do if a pet urinates on carpet shows the right first steps.

Be honest about the pad

When urine has soaked deep into the pad in the same spot many times, cleaning may reduce the odor without removing all of it. Our technician will tell you that before starting, so you are not surprised at the walk-through.

Stairs, hallways and finished basements

Long Island rentals come in every shape: second-floor apartments over a store, the upstairs of a two-family house, legal basement units, condos with carpeted stairs. Each one has a spot that wears faster than the rest.

Stairs and hallways

Stairs take the full weight of every step in a small area, and the front edge of each tread wears first. Hallways funnel all the traffic into one narrow path. Both show gray lanes quickly. They are cleaned with smaller tools, step by step, so tell us how many stairs you have when you ask for a quote.

Basement apartments

Basement units often have carpet laid over concrete. After a wet fall or a heavy rain they can pick up a musty smell, and that smell gets stronger when the unit is closed up and empty. Running a dehumidifier for a few days before the cleaning helps the carpet dry faster afterward. If the basement carpet smells musty already, our post on why carpet can smell after cleaning explains the most common causes and what helps.

Entry areas

The first few feet inside the door collect beach sand in summer and road salt and slush in winter. Salt leaves a white, crunchy film on carpet that vacuuming does not remove. Hot water extraction dissolves it, which is one more reason to leave the entry carpet for the professional cleaning instead of scrubbing it yourself.

For landlords and property managers: carpet between tenants

Turnover is the one time each year or two when a rental carpet can be cleaned completely, with no furniture in the way. A good cleaning between tenants makes the unit show better for the next renter, cuts down on odor complaints after move-in, and helps the carpet last longer before you have to replace it.

Many owners on Long Island manage one or two units in a house they also live in, while others manage several buildings. Either way, a few habits make turnover easier:

  • Schedule the cleaning after painting and repairs, not before, so paint drips and dust do not land on clean carpet.
  • Do the pre-move-out inspection with the tenant and write down any spots you want treated.
  • Ask for pet areas to be marked so the odor treatment goes on every one.
  • Take dated photos of each room after cleaning for your own records.
  • Book the next cleaning at the following turnover, so the carpet never goes years without a deep clean.

For apartment buildings, offices and larger properties, our upholstery cleaning covers furnished units and lobby seating, and our mattress cleaning is useful for furnished rentals and short-term stays where a mattress stays with the unit.

How move-out carpet cleaning is priced

We keep the pricing simple. Carpet cleaning is $99 per room, one room of any size. A studio or one-bedroom apartment is usually only a few rooms, so most tenants know roughly what to expect before they call. Stairs, hallways, heavy pet treatment and very soiled areas are quoted after we hear about the unit, and the free quote is always confirmed before work starts, with no hidden fees.

New customers save $20 when they book online. If the lease ends soon and you are not sure how many rooms count, call (516) 894-2930 and describe the unit. We will give you a free quote and let you know which days are open.

Your move-out day carpet checklist

Use this list in the last few days of your lease. It keeps the carpet cleaning in the right place in your moving plan and gives you proof if anyone asks questions later.

  • Ask the landlord for a pre-move-out inspection and note what they say about the carpet.
  • Book the carpet cleaning for after the movers and after your own wiping and dusting.
  • Vacuum once more before the crew arrives, especially along the baseboards.
  • Mark pet spots and stains with painter’s tape.
  • Make sure the water and electricity are still on for the visit.
  • Leave windows cracked or the heat or air conditioning on low to help drying, if the landlord allows.
  • Take dated photos and a short video of every room once the carpet is dry.
  • Keep your cleaning receipt with your lease and photos.

Moving into your next place?

If your new home has carpet that the last tenant left behind, a cleaning before your furniture goes in is the easiest one you will ever book. Every room is open, nothing has to be moved, and you start life in the new place on a fresh floor instead of someone else’s dirt.

Move-out carpet cleaning FAQ

Do I have to clean the carpet when I move out of a rental on Long Island?

It depends on your lease. Many leases ask tenants to leave the unit clean, and some ask for a professional carpet cleaning with a receipt. Read your lease first. Even when it is not required, a clean carpet helps the final walk-through go better.

Can my landlord take money from my deposit for dirty carpet?

The New York Attorney General’s tenants’ rights guide says deductions may cover the reasonable cost of repairs beyond normal wear and tear, and the landlord must give an itemized statement. Normal wear is not a deduction. Having the carpet cleaned before the walk-through keeps dirt from being confused with damage.

When should I book move-out carpet cleaning?

Book it for after the movers leave and after you finish dusting and wiping, but early enough that the carpet can dry before the landlord’s inspection. The last week of the month fills up fast, so call as soon as you know your move date.

How much does move-out carpet cleaning cost?

Carpet cleaning is $99 per room, one room of any size. Stairs, hallways and heavy pet treatment are quoted after we hear about the unit. We confirm the price before work starts, and new customers save $20 when they book online.

Will cleaning remove pet urine odor before I move out?

In most cases cleaning with an odor treatment makes a big difference. When urine has soaked deep into the pad in the same place many times, the odor may be reduced but not fully gone. Our technician will tell you what to expect before starting.

Do you clean carpets for landlords between tenants?

Yes. We clean apartments and rental homes between tenants across Nassau and Suffolk County. The right time is after painting and repairs and before the next tenant moves in. Call (516) 894-2930 for a free quote.
